I worked with Mortgage Solutions on a very difficult loan. The process started out with my wife and I finding a very unique property for sale that we knew we wanted immediately. There was only one problem, it was a church. My ignorance led me to believe that that was irrelevant to the buying process, my credit is decent and I had enough for a deposit. The first mortgage broker I went to collected the mountains of data that is required to process the loan. Anybody who has been through this process knows just how cumbersome this process is, so it is fairly disappointing when you hear that the loan is unfinanceable due to the irregularity and nature of the structure. I assumed that this firm was just slightly more rigid and continued on to the next. Broker after broker said that they just couldn’t write the loan. I was assured that my purchase power and credit score had nothing to do with it and all of them expressed doubt that I’d be able to obtain a loan. Now I understood why the property had been on the market for two years in a hot market. My realtor mentioned that he wanted me to try a company that he works with before we gave up. Justin Vian was professional, attentive and helpful from the start of the process. He indicated that it was a complex loan but thought that we could make it work. I think both of us were naive to the amount of regulatory requirements that we would face from the Kitsap County Code enforcement. When the process was all said and done it was about a 7 to 8 month closing process and none of this was related to the financing, rather all of it was related to the regulatory side of the county (they were great to work with, just a lot of requirements I was unaware of). Every week Justin and his crew touched in with us and provided us with a very detailed close process list that served as a checklist. This was really helpful and motivating because I always knew where I was at in the process and the next step. Of course, the last step was, GET THE KEYS. As a business owner myself, I began to realize the amount of time being expended on their side of the house and it didn’t take a finance major to realize that the process had likely well drained them from realizing any profit. Each new regulatory requirement required a lot of interaction and time to be able to further the process. At no time did I feel as though they were disgruntled about the time that they were expending. On the contrary, as the process furthered their motivation to close the deal seemed to increase. After 7 months of permits and inspections the deal was finally looking like that a close was imminent. The rate and terms were in line with my expectations. We closed a couple months ago and one of his crew member brought a bottle of wine to the close which was a nice way to end the transaction. I would definitely recommend these guys and I will without hesitation in the future.
